대출을 받아서 내 집 장만을 했던 사람들의 실태 파악을 해보기 위해서 서울 노원구 아파트 3,481세대의 부동산 등기부 등본 및 자금조달 계획서의 거래내역을 전부 살펴보았는데요. 이렇게 분석한 결과, 총거래량 가운데서 65.6%가 2030 세대였던 것으로 나타났습니다. 그리고 이들 가운데서 열에 일곱 이상은 아파트를 구입하면서 은행에서 빚을 냈는데요. 이렇게 아파트를 사기 위해서 대출을 받았던 사람들은 현재의 고금리 상황에 어떻게 대처하고 있을지 궁금해지는데요. 제작진에서는 부동산 호황기 때 아파트를 영끌로 구입했지만, 급격한 금리 상승으로 인해서 대출 이자가 상승하면서 힘든 상황을 이야기하고 있는 사람들의 사연을 소개하였습니다.
약 1,200만 원 만의 자기 자본만을 가지고 주택 4채를 매수했던 김 모 씨는 상승한 대출 이자 때문에 심란함에 힘들어하고 있었는데요. 주택 구매 때 집값의 상당 부분을 세입자의 전세 보증금과 대출로 마련했던 그는 한 달 수입의 약 78% 정도를 전부 대출 이자를 상환하는 데 사용하고 있어서 부업, 알바까지 겸하고 있는 상황이었습니다. 빚을 해결하기 위해서 집을 팔려고 해도 부동산 거래절벽으로 인해서 매도가 되지 않기에 대출을 상환할 수도 없는 지경이 되었습니다. 더군다나 내년에는 세입자한테 전세보증금을 돌려주어야 하기 때문에 추가 대출을 해야 할지도 모른다고 고민을 이야기하였는데요.

부동산 거품으로 상승한 대출 규모는 한 개인의 문제를 넘어서 가계부채 증가로까지 이어지고 있습니다. 가계부채는 올해 3분기를 기준으로 1,870조 원을 넘어가면서 역대 최고치를 나타냈습니다. 그러나 눈에 보이지 않는 폭탄은 따로 있었는데요. 그것은 바로 한국에만 있는 전세 보증금 제도인데요. 가계부채 집계에 포함되지 않고 있는 전세보증금 880조 원을 함께 계산해 본다면 한국의 가계부채는 OECD 국가 가운데서도 1위를 기록할 정도로 증가하게 됩니다. 전문가들에 의하면 거대한 규모의 가계부채가 이번 금리 상승 및 부동산 하락장과 동시에 맞물리게 되면서 결국에는 집을 매도해도 이 부채 해결을 할 수 없는 깡통주택 난이 일어날 것이라는 위험성을 제기하고 있습니다.
